Meet Jose Antonio Morales, and the fascinating story of how he won a partnership bid to launch a coworking space rent-free, then evolved the space into a cooperative model.
This week, alongside Johanna Voll, they’re now launching the Rural Coworking Project to map, connect and support communities whose business models need to be distinctly different from those used in urban and suburban regions.

😷 CDC drops mask requirements for fully vaxxed.
The Center for Disease Control and Prevention updated their mask guidance stating that persons who were fully vaccinated could resume activities, without wearing a mask or physically distancing.
The guidance does go on to say that local businesses and workplaces can override this and require continued mask wearing and distancing to be observed.
As we’re unsure on how a space can check, or prove, who has been vaccinated, we’re curious to see how different coworking space operators will approach this. Join us in our weekly call to discuss this topic with other industry leaders.
📈 “Flex space sales are back to pre-pandemic levels” says global chain.
A WeWork spokewoman told Cains that sales are back to pre-pandemic levels, and that their “sales pipeline is strong”, following comments from Marcelo Claure who is quoted as saying “The demand for WeWork space today is higher than it was prior to the pandemic”.
This does correspond with what we’re hearing from other chains, franchises and indie operators, but the article doesn’t dive into whether the demand is spiking across their global network or is being bumped by specific regions.

The team at Tally Market share 2 ways working from home can be hugely unfair, namely the imbalance of commitments and differing living situations. They go on to remind organizations that they have a unique opportunity to re-think HOW humans work, touching on the benefits of working near home, using collaboration spaces and working from anywhere

🐣 5 changes to make your coworking spaces more kid-friendly.
Mairem Del Río shares 5 changes coworking spaces can make to become more kid-friendly.
Suggestions range from defining specific spaces or areas, to hiring/training staff, to offering fresh/healthy food and snacks, to prioritizing safety and access controls, and then reassessing or adjusting pricing to position valuable (and profitable) packages.
📚 Media company to launch pilot franchise coworking space.
In a press release shared via Yahoo! finance, SUCCESS (who publish a synonymous magazine alongside running other media channels) announced that they’d be launching a 5000sqft coworking space that would also offer onsite business coaching, virtual comms tech, full-service cafes. They also shared their plans to expand through a franchise model.
This sits squarely in the trend of other business-facing businesses expanding into offering their own remix of flexible workspace. Expect to see more from banks, accountants and others.

Franco Faraudo expands on his previous essay on what’s hindering the valuation of building that containing flex offices with a look into how aggregated data might be right approach. He discusses the benefits and challenges with efficiently aggregating and benchmarking flex workspace data with Ben Tannenbaum from CoworkIntel.

🇻🇳 What does the coworking sector in Vietnam look like in 2021?
Acclime Vietnam and Cushman & Wakefield share a fascinating market insight report about the growth and opportunity for flex space providers in the region.
Not only is this deep-dive into the sector in a country we’ve featured again and again in TWIC and where a new space is launched every 47.4 days, but also interesting to take a closer look at a county in the Asia Pacific region, which accounts for 35% of all coworking spaces globally.
🇬🇧 Average lease length in UK drops from 70 to 2.5 years.
According to Steve Coulson, the average lease length has dropped from 70 years in 1955 to just 2.5 years in 2020, and comments on how this has changed how landlords and tenants think about spaces are fitted out, and by who.
💸 A look at the average US coworking membership prices.
Ben Wright from Upsuite returns with an updated piece on the average membership prices & costs across spaces in their network.
A key takeaway for me were that Boston (on average) was the most expensive market to join a coworking space at $648 pppm, almost double the North American average of $379 pppm.
💰 Orgs save 40-65% by shifting to flex or on-demand workspaces.
Upflex share data they’ve gathered on how much money an organization would save by shifting from a traditional office in Manhattan, to flex-space or on-demand access.
According to their research and interviews with companies who’ve made the switch, savings were up to 65% on daily passes or 40% per year on real estate overall.
